Broomfield House - Access Statement
Broomfield is a Grade 11 listed Georgian house set in five acres of gardens and wooded grounds. The house dates back to the 1750′s with later additions and is of a typical design for the Georgian period. The house offers luxury bed and breakfast accommodation with a suite and five bedrooms over two floors. The house, built on a hillside overlooking the Wye Valley, is over 200 years old and whilst we aim to meet the needs of all our guests there are numerous steps and restrictive period features that make access difficult for those with limited mobility. Regrettably the accommodation and surroundings are not suitable for children.
Pre-Arrival
The formal garden which has been planted over the last two years is laid to lawn with herbaceous borders and formal beds. There is a patio area with seating that can be accessed from the dining room, rear of the property or steps from the front drive. There is also seating situated within the formal gardens.

Pre-Arrival
- • We are approached via a drive off the B4350 (Glasbury to Hay on Wye) road.
- • Glasbury has a garage, shop and an award winning Cafe.
- • Hay on Wye is approximately 3 miles, Brecon 10 miles, Builth Wells 15 miles and Hereford 25 miles.
- • A bus stop is located near to the Garage approximately 300 yards away which travels between Brecon, Hay on Wye and Hereford.
- • The nearest Railway Station is at Abergavenny about 20 miles away. Taxis are usually available at the station but we are happy to make arrangements for you in advance.
- • Several Taxi Companies operate in the local area and we are always happy to make arrangements on your behalf.
- • We regret we are unable to accept visiting pets in the house.
- • We are able to provide menus in larger print but we do not have the facilities to produce documents in Braille.

- • We ask that you arrive from 2.00pm onwards to ensure your accommodation is available.
- • Guest parking is available at the front of the house and on the gravelled area to the side.
- • We offer assistance with luggage.
- • Our parking area is well lit at night.
- • There are nine steps of 6 inches to the front door with a 5 1/2 inch door step and a 11/2 inch door stop. The double door entry is 42ins wide.
- • Although the front door is always open we request that you press the doorbell on arrival.
- • The Main Reception Hall leads to all public areas
- • The Reception Hall has exposed oak floor boards with a large central rug, central table, desk and an open log fire during those cold winter days.
- • The door to the Drawing Room with a 11/2 inch step is situated to the left of the Reception Hall.
- • The Dining Room is off the Reception Hall to the right hand side. A door leads from the Dining Room to the garden with a 11/2 inch door stop and two steps of 4 and 3 inches onto the patio.
- • The back Hall with uneven flagstone floors and rugs lead to the Library, downstairs cloakroom and main staircase to the upstairs bedrooms.
- • The Library has a polished wooden floor with large rug and leather antique chairs.
- • The downstairs Cloakroom and toilet with uneven flagstone floors is available to guests day and night.
- • Access to the six bedrooms is off the Back Hall via a 30 inch wide staircase consisting of thirteen steps each a 61/2 inches high to a half landing then a further five steps to the landing. There is a hand rail to the right hand side of the stairs. The stairs are of natural wood with no carpet.
- • There is a landing at the top of the main staircase which leads left to the suite and right to two bedrooms., A further two steps of 61/2 inches high leads to the third bedroom on the first floor. A further 30 inch wide wooden staircase leads to the two bedrooms on the second floor. The landing is carpeted throughout.
- • The Public Areas are centrally heated with additional wood burning open fires during the winter months in the Reception Hall and Drawing Room.
- • The internal public areas are mainly on one level but there is a 2 inch step to the Drawing Room.
- • The Drawing Room is made up of sofa’s and soft chairs with a polished wooden floor covered by a large central rug.
- • The Dining Room with a polished wooden floor and central rug has a single dining table to seat twelve people.
- • All Public Areas are generously furnished without restricted access.
- • The suite and bedrooms 2, 3 and 4 are accessed off the first floor landing. The landing has two steps of 61/2 inches high midway between bedrooms 3 and 4.,
- • All bedrooms are on a flat level apart from bedroom 2 which has a step down of 2 inches from the landing.
- • The door to the FIRE ESCAPE located off the first floor landing leads to an inner landing with fourteen steps each 8 inches high, TURN RIGHT at the bottom of the stairs to the outside door.
- • The suite and bedrooms 2, 3 and 4 are immediately off this main landing area. To the right and at the end of the main landing is a further staircase leading to bedrooms 5 and 6.
- • The staircase to the second floor 30 inches wide consists of sixteen steps at 61/2 inches. There is a hand rail to the left hand side only and the stairs are of natural wood with no carpet.
- • Bedroom 5 is situated at the top of the stairs to the right hand side.
- Bedroom 6 is located through a glass door directly on top of the stairs which leads to an inner landing with the bedroom located on the right hand side.
- • The FIRE ESCAPE door is located at the end of the inner landing which leads down three 7 inch steps, TURN LEFT, down fourteen 7 inch steps to the half landing TURN RIGHT down a further fourteen steps each 8 inches high, TURN RIGHT at the bottom of the stairs to the outside door.
- • All bedrooms have soft seating for at least two people. They also have wardrobes, drawers and dressing tables.
- • All bedrooms have general ambient lighting and are equipped with clock radios, hair dryers and a small selection of books.
- • All bedroom are carpeted with loose rugs in some rooms whilst the bathroom floors are covered with Vynolay.
- • Bedroom 3 has an en-suite bathroom accessed via two 61/2 inch high steps with bath and step in shower.
- • Bedroom 4 has a slipper bath and step in shower.
- • The Suite has a Four Poster double bed, bedrooms 5 and 6 have standard double beds.
- • Bedrooms 2 and 3 have super king beds that can also be used as twins.
- • Bedroom 4 has an antique super king four poster bed that can also be used as a twin.

Additional Information
- • Children; Broomfield is an adults only venue
- • Smoking IS NOT permitted anywhere in the building as it is an illegal offence.
- • Every room in the house has a smoke detector which will sound in the event of a Fire or illegal smoking. When activated the alarm sounds like a siren.
- • There is a fire extinguisher in the Front Hall and at the top of each landing.
- • There are red Fire Break glass call points situated in the main hall and at the top of each staircase. If you discover a fire please break the glass of the nearest call point.
- • On hearing the fire alarm please leave the building without delay using your nearest escape route.
- • Go to the ASSEMBLY POINT AT THE FRONT OF THE BUILDING and do not attempt to re-enter the building until it has been declared safe to do so.
- • Our breakfast menu can be found in the Dining Room. We are happy to cater for special diets but please let us know your requirements prior to your arrival.
- • Mobile telephone signals are generally very good in and around the building.
- • There is always a member of staff available on the premises. You may reach us by using the intercom in the main Reception Hall.
